Overview

Riverstone offers a complete design and construction service for your high quality custom built home. We have a team of architects and designers and a range of support services to develop a design for you. These leading professionals will work with you to complete a home that suits your individual needs and lifestyle.

To ensure you are completely satisfied we will develop the design over a series of stages. You can proceed at your pace and only when you are completely satisfied. Fees are structured to reflect complexity and size but are also designed to be a minimal charge for the service provided.

  1. Design consultation.

    Site visit, review client requirements, confirm budget.

  2. Concept design fee paid, PPA signed.

    Detailed brief taken, budget set.

    Note: Fee is non-refundable.

  3. File prepared for concept design.

    Site survey ordered.

    Budget estimate prepared.

    Coloured 3D view of front elevation prepared.

  4. Concept design presented

    With 3D elevation plus

    Budget estimate and specification provided.

  5. Design resolution completed.

    Contract package fee paid.

    2% of budget estimate, PPA signed.

    Note: Fee is non-refundable.

  6. Contract package prepared.

    Drawings updated to planning approval stage.

    Contract quote with 3D walk around prepared.

    Engineers design commenced.

  7. Contract package presented.

    Note: Contract price will be the contract quote less all fees already paid.

    Consultant explains all documents.

    Clients sign documentation, pay deposit 6.5% of total buildcost.

  8. Pre-Start Process: - submit application for planning approval meet Client Liaison Manager, meet Interior Designer, finalise air-conditioning, audio visual, wet areas, cabinets, lighting, and power layouts. Finalise sustainability design details and pool layout if required. First meeting with Landscape Designer. Select window colours, roof materials and wall finishes. Update documentation to reflect above and to take account of planning approval conditions.

    Submit application for building licence.

  9. Job start – Owner completes demolition (if applicable).

    Building licence conditions noted.

    Construction commences on site with earthworks.

    Footings and slab down – First progress claim made.

  10. Construction proceed to practical completion.

    All communication through Client Liaison Manager.

    Site meeting held on a regular basis with C.L.M. and Supervisor.

    Documentation changed by variation.

    Progress claims made monthly.

  11. Contract completion.

    Preliminary final account sent.

    Practical completion inspection with client.

    Practical completion list signed by both parties.

    Final account paid – keys and handover pack prepared.

  12. Maintenance – 12 months.

    Maintenance Team available to assist with any problems.

    Clients prepare list of issues arising with home after 12 months from practical completion.

    Maintenance Team completes rectification of issues.

    Final completion.

  13. 6 year statutory warranty period for defect workmanship.
